Initial Visit/Assessment/Inspection
$39.00 and that is waived if maintenance plan is purchased.
On the initial visit a thorough VISUAL inspection will be done and does not include any cleaning/maintenance work done. This visit will be strictly to get eyes on the unit and make any immediate recommendations (if any are needed) prior to completing any maintenance on the system. This will allow us to evaluate the system prior to touching the unit so we can assess the overall current condition.
Upon the completion of the initial assessment we can move forward with regular maintenance done on a semi-annual basis. The first time we maintenance a system we will be sure to be completely honest and forthcoming with any and all findings, if anything is found out of the ordinary, so that moving forward detailed record keeping is done and an accurate health history can be maintained.

Maintenance Overview
1 Year Agreement – $135.00
- Test static pressure at air handler
- Check refrigerant temperatures and pressures for proper level (if temperature split is not between 18-20°)
- Measure compressor amp draws
- Inspect and tighten high-voltage connections
- Chemically clean evaporator coil (manufacture safe chemical; if accessible and not impacted)
- Lubricate indoor and outdoor motors (if applicable)
- Check wiring for loose connections
- Tighten blower bolts and inspect fan
- Inspect and clean or replace air filters (provided by homeowner)
- Inspect and adjust blower belt if applicable (can fail or wear faster)
- Inspect condensate drain to ensure the drain is clear
- Vacuum/flush drain line and drain pan (drain line warranty to not back up again is ONLY 30 days, after that it is the homeowners responsibility and subject to charges if we are called out)
- Test temperature split between supplies and return duct
- Check clearances around condenser to protect it from plants and shrubs
- Chemically clean condenser coil
- Rinse Condenser (if water/spigot is available)
- Tighten screws on condenser and check balance
- Check compressor noise level
- Inspect breaker for condensing unit
- Tighten refrigerant access fittings
- Visually inspect inside ducting for dirt and growth (if accessible)
- Visually Inspect ducting and connections for air loss (if easily accessible) Commercial maintenance is tailored to meet each individual's needs.
